Vjerovali ili ne, bilježi se nekakav promet u turizmu. Prema podacima sustava eVisitor na području Splita u studenom je ostvareno 4323 dolaska i 21.671 noćenje. Riječ je o 23 posto dolazaka i 53 posto noćenja ostvarenih u studenom prošle godine, kažu iz Turističke zajednice grada Splita.

Ipak, uočljivih pomaka nema. Štoviše, ova nas je kriza vratila deset do dvadeset godina unatrag, smatra Martina Nimac Kalcina, predsjednica Zajednice obiteljskog turizma HGK.

– Neovisno o COVID krizi popunjenost privatnog smještaja je oduvijek jako niska u razdoblju od 1. studenoga do 1. travnja, što je razumljivo s obzirom na to da je općenito u Republici Hrvatskoj izražena sezonalnost, te se radi o smještaju koji je isključivo rezerviran za obitelji i male grupe, koji većinom baziraju svoja putovanja u ljetnom razdoblju za vrijeme školskih praznika.

Međutim, posljednjih se nekoliko godina ta sezonalnost ipak produžila, osobito u gradovima i luksuznim objektima te smo bili na najboljem putu da neke destinacije postanu cjelogodišnje.

Fale letovi

Nigdje nije dobra situacija. U situacijama kada nam nedostaju gosti iz aviodestinacija, uvijek bolje prolazi sjeverni Jadran, koji je autom dostupniji susjednim zemljama, jer se pronađe poneki hrabri gost koji bi došao na odmor u destinaciju iz koje se se može lako i brzo vratiti kući – kaže Nimac Kalcina.

Malu popunjenost koju trenutačno imamo u privatnom smještaju većinom čine stranci koji su na dužem boravku u RH, najviše digitalni nomadi i osobe kojima je zbog COVID-a prebačeno poslovanje na internet.

– Takvi gosti osjećaju se sigurnije i ugodnije boraveći kod nas u privatnom smještaju uz more nego u gradovima u kojima inače žive. S obzirom na to, pozdravljamo izmijene Zakona o strancima, koje stupaju na snagu 1. siječnja 2021. sukladno kojima je kategoriji digitalnih nomada izuzetno olakšan put za dobivanje viza do godine dana.

Već su me informirali neki iznajmljivači da su im se gosti susreli s problemom produženog boravka jer im istječe turistička viza koja vrijedi 3 mjeseca, a htjeli bi upravo radi COVID-a produžiti svoj boravak. Od siječnja sljedeće godine, to će biti moguće po znatno lakšem postupku – najavljuje.

Zbog epidemiološke situacije i preporučenih mjera, zabava ove godine ne može i neće biti.

– S obzirom na to, vjerujem da nitko ne očekuje rezervacije. S druge strane, cijelu ovu godinu vodili smo društveno izolirane živote i tako će biti još neko vrijeme. Smatram da svi oni koji sebi mogu priuštiti ili na neki drugi način se organizirati, trebaju radi sebe i svoje djece organizirati kratko putovanje.

Idealno za to je boravak u privatnom smještaju, jer nemaju kontakata s drugim osobama, pa ako ne žele, ne trebaju sresti niti domaćina. Veliki broj vlasnika je već organizirao mogućnost "self check ina". Nažalost, radi se o malom broju mogućih gostiju jer je platežna moć svih jako pala – ističe Nimac Kalcina.

Niže cijene

Gledajući cijene smještaja, one ove sezone jesu niže. Luksuzni objekti većinom nisu spuštali cijene, s osobitim naglaskom na kuće za odmor, dok su manje jedinice, i to po gradovima, imale znatno niže cijene, u prosjeku oko 25 posto. Za iduću sezonu predviđa cijene slične ovogodišnjim uz bolju popunjenost.

Ipak, čini se da će se hoteli sporije oporavljati jer će i dalje biti manje grupnih putovanja, manje poslovnih događanja, neovisno o cijenama koje imaju.

Također će biti i manji broj gostiju iz trećih zemalja koji su u velikom broju bili gosti hotela, radi smanjenog broja zrakoplovnih linija. Kampovi bi, pak, mogli imati dobru popunjenost.

– Ova teška situacija neće dovesti do značajnog smanjenja privatnog smještaja. Do sada je po mojim saznanjima, došlo do smanjenja od nekih 6 do 15 posto, ovisno o regiji.

Očekujem da će se još jedan postotak iznajmljivača odlučiti za odjavu svojih smještajnih jedinica, ali isto tako očekujem da će se i jedan dio novih objekata kategorizirati.

Prije svega mislim na brojne domaćine koji su investirali u svoje objekte planirajući iste kategorizirati u proljeće 2020. te su radi pandemije odlučili odgoditi kategorizaciju za iduću godinu. Upitna je profitabilnost apartmana s velikim brojem kreveta, soba koje su u nizu, u gradovima... – smatra Martina Nimac Kalcina.

Preporuka je i iskoristiti ovo vrijeme za digitalan razvoj i preobrazbu, staviti nove fotografije, i to lokalitete na osami, staviti naglasak na čistoću, navesti ponudu drugih sadržaja u okruženju koji su izoliraniji, privatne ture, privatne izlete, posjete i degustacije samo za njih, mogućnost dostave hrane na adresu apartmana...

Vjerovali ili ne, bilježi se nekakav promet u turizmu. Prema podacima sustava eVisitor na području Splita u studenom je ostvareno 4323 dolaska i 21.671 noćenje. Riječ je o 23 posto dolazaka i 53 posto noćenja ostvarenih u studenom prošle godine, kažu iz Turističke zajednice grada Splita.

Ipak, uočljivih pomaka nema. Štoviše, ova nas je kriza vratila deset do dvadeset godina unatrag, smatra Martina Nimac Kalcina, predsjednica Zajednice obiteljskog turizma HGK.

– Neovisno o COVID krizi popunjenost privatnog smještaja je oduvijek jako niska u razdoblju od 1. studenoga do 1. travnja, što je razumljivo s obzirom na to da je općenito u Republici Hrvatskoj izražena sezonalnost, te se radi o smještaju koji je isključivo rezerviran za obitelji i male grupe, koji većinom baziraju svoja putovanja u ljetnom razdoblju za vrijeme školskih praznika.

Međutim, posljednjih se nekoliko godina ta sezonalnost ipak produžila, osobito u gradovima i luksuznim objektima te smo bili na najboljem putu da neke destinacije postanu cjelogodišnje.

Fale letovi

Nigdje nije dobra situacija. U situacijama kada nam nedostaju gosti iz aviodestinacija, uvijek bolje prolazi sjeverni Jadran, koji je autom dostupniji susjednim zemljama, jer se pronađe poneki hrabri gost koji bi došao na odmor u destinaciju iz koje se se može lako i brzo vratiti kući – kaže Nimac Kalcina.

Malu popunjenost koju trenutačno imamo u privatnom smještaju većinom čine stranci koji su na dužem boravku u RH, najviše digitalni nomadi i osobe kojima je zbog COVID-a prebačeno poslovanje na internet.

– Takvi gosti osjećaju se sigurnije i ugodnije boraveći kod nas u privatnom smještaju uz more nego u gradovima u kojima inače žive. S obzirom na to, pozdravljamo izmijene Zakona o strancima, koje stupaju na snagu 1. siječnja 2021. sukladno kojima je kategoriji digitalnih nomada izuzetno olakšan put za dobivanje viza do godine dana.

Već su me informirali neki iznajmljivači da su im se gosti susreli s problemom produženog boravka jer im istječe turistička viza koja vrijedi 3 mjeseca, a htjeli bi upravo radi COVID-a produžiti svoj boravak. Od siječnja sljedeće godine, to će biti moguće po znatno lakšem postupku – najavljuje.

Zbog epidemiološke situacije i preporučenih mjera, zabava ove godine ne može i neće biti.

– S obzirom na to, vjerujem da nitko ne očekuje rezervacije. S druge strane, cijelu ovu godinu vodili smo društveno izolirane živote i tako će biti još neko vrijeme. Smatram da svi oni koji sebi mogu priuštiti ili na neki drugi način se organizirati, trebaju radi sebe i svoje djece organizirati kratko putovanje.

Idealno za to je boravak u privatnom smještaju, jer nemaju kontakata s drugim osobama, pa ako ne žele, ne trebaju sresti niti domaćina. Veliki broj vlasnika je već organizirao mogućnost "self check ina". Nažalost, radi se o malom broju mogućih gostiju jer je platežna moć svih jako pala – ističe Nimac Kalcina.

Niže cijene

Gledajući cijene smještaja, one ove sezone jesu niže. Luksuzni objekti većinom nisu spuštali cijene, s osobitim naglaskom na kuće za odmor, dok su manje jedinice, i to po gradovima, imale znatno niže cijene, u prosjeku oko 25 posto. Za iduću sezonu predviđa cijene slične ovogodišnjim uz bolju popunjenost.

Ipak, čini se da će se hoteli sporije oporavljati jer će i dalje biti manje grupnih putovanja, manje poslovnih događanja, neovisno o cijenama koje imaju.

Također će biti i manji broj gostiju iz trećih zemalja koji su u velikom broju bili gosti hotela, radi smanjenog broja zrakoplovnih linija. Kampovi bi, pak, mogli imati dobru popunjenost.

– Ova teška situacija neće dovesti do značajnog smanjenja privatnog smještaja. Do sada je po mojim saznanjima, došlo do smanjenja od nekih 6 do 15 posto, ovisno o regiji.

Očekujem da će se još jedan postotak iznajmljivača odlučiti za odjavu svojih smještajnih jedinica, ali isto tako očekujem da će se i jedan dio novih objekata kategorizirati.

Prije svega mislim na brojne domaćine koji su investirali u svoje objekte planirajući iste kategorizirati u proljeće 2020. te su radi pandemije odlučili odgoditi kategorizaciju za iduću godinu. Upitna je profitabilnost apartmana s velikim brojem kreveta, soba koje su u nizu, u gradovima... – smatra Martina Nimac Kalcina.

Preporuka je i iskoristiti ovo vrijeme za digitalan razvoj i preobrazbu, staviti nove fotografije, i to lokalitete na osami, staviti naglasak na čistoću, navesti ponudu drugih sadržaja u okruženju koji su izoliraniji, privatne ture, privatne izlete, posjete i degustacije samo za njih, mogućnost dostave hrane na adresu apartmana...
