Stranka Direkr analizirala je izuzetno lošu situacija sa stanogradnjom koja je dovela do iseljavanja stanovništva u Splitu. U nastavku donosimo njihovo priopćenje:

"Posljednjih 35 godina Split je po popisu stanovništva izgubio 40 000 stanovnika, dok se u istom periodu izgradilo otprilike 20 000 stanova.

Ovaj podatak govori nam da u Splitu ne bi trebao bit problem kupiti ili povoljno iznajmiti stan, a što znamo da nema veze s konstantnim rastom cijena kvadrata ili iznosa najamnina. Cijene stambenih kvadrata su došle do razina da i naši sugrađani s natprosječnim primanjima imaju problem kupiti stan, posebno uzimajući u obzir i veoma restriktivne prakse banaka kod odobravanja kredita.

Najveća potražnja za takvim stanovima uključuje mlade obitelji s djecom zbog čega oni odlaze u okolne gradove ili čak i u inozemstvo.

Rješenje koje je već iskušano u desetinama zemalja i gradova u Europi temelji se na konceptu gradnje stanova za dugoročni najam. Grad Split je nedavno obavijestio javnost da odustaje od sličnih projekta na svom području jer mu se ne “isplate”. Izračun tih neisplativih stanova nikad nije prezentiran pa je nejasno kakve brojeve je Grad uzeo u obzir.

Prijedlozi

Predlažemo da Grad prije svega izmjenama GUP-a iskoristi veći broj zemljišta u svom vlasništvu za gradnju stanova za najam, kao što smo nedavno predlagali za područje staklenika Parkova i nasada na Pazdigradu. Također smatramo da bi Grad trebao imati stalno otvoren poziv za kupnju zemljišta te proaktivan stav kod potrage za povoljnim lokacijama. Nuđenje rješenja gradnjom novog naselja na Korešnici na obroncima Mosora nije realno, ako uzmemo u obzir činjenicu da bi samo dovođenje infrastrukture za novi kvart od 5000 ljudi po nekim procjenama koštalo kao 300 do 400 stanova na drugoj pristupačnoj lokaciji.

Potpuno prepuštanje situacije tržištu dovest će do toga da će grad i dalje gubiti stanovništvo, u njega će se doseljavati bogati stranci dok im bude zanimljiv, a još više će ih kupovinu stanova vidjeti kao najlakši način ulaganja u državu s manjkavim kontrolama porijekla imovine i držanja praznih stanova čemu možemo svjedočiti svaki dan pogledom na desetke splitskih novogradnji u nastajanju."

Stranka Direkr analizirala je izuzetno lošu situacija sa stanogradnjom koja je dovela do iseljavanja stanovništva u Splitu. U nastavku donosimo njihovo priopćenje:

"Posljednjih 35 godina Split je po popisu stanovništva izgubio 40 000 stanovnika, dok se u istom periodu izgradilo otprilike 20 000 stanova.

Ovaj podatak govori nam da u Splitu ne bi trebao bit problem kupiti ili povoljno iznajmiti stan, a što znamo da nema veze s konstantnim rastom cijena kvadrata ili iznosa najamnina. Cijene stambenih kvadrata su došle do razina da i naši sugrađani s natprosječnim primanjima imaju problem kupiti stan, posebno uzimajući u obzir i veoma restriktivne prakse banaka kod odobravanja kredita.

Najveća potražnja za takvim stanovima uključuje mlade obitelji s djecom zbog čega oni odlaze u okolne gradove ili čak i u inozemstvo.

Rješenje koje je već iskušano u desetinama zemalja i gradova u Europi temelji se na konceptu gradnje stanova za dugoročni najam. Grad Split je nedavno obavijestio javnost da odustaje od sličnih projekta na svom području jer mu se ne “isplate”. Izračun tih neisplativih stanova nikad nije prezentiran pa je nejasno kakve brojeve je Grad uzeo u obzir.

Prijedlozi

Predlažemo da Grad prije svega izmjenama GUP-a iskoristi veći broj zemljišta u svom vlasništvu za gradnju stanova za najam, kao što smo nedavno predlagali za područje staklenika Parkova i nasada na Pazdigradu. Također smatramo da bi Grad trebao imati stalno otvoren poziv za kupnju zemljišta te proaktivan stav kod potrage za povoljnim lokacijama. Nuđenje rješenja gradnjom novog naselja na Korešnici na obroncima Mosora nije realno, ako uzmemo u obzir činjenicu da bi samo dovođenje infrastrukture za novi kvart od 5000 ljudi po nekim procjenama koštalo kao 300 do 400 stanova na drugoj pristupačnoj lokaciji.

Potpuno prepuštanje situacije tržištu dovest će do toga da će grad i dalje gubiti stanovništvo, u njega će se doseljavati bogati stranci dok im bude zanimljiv, a još više će ih kupovinu stanova vidjeti kao najlakši način ulaganja u državu s manjkavim kontrolama porijekla imovine i držanja praznih stanova čemu možemo svjedočiti svaki dan pogledom na desetke splitskih novogradnji u nastajanju."

Stranka Direkr analizirala je izuzetno lošu situacija sa stanogradnjom koja je dovela do iseljavanja stanovništva u Splitu. U nastavku donosimo njihovo priopćenje:

"Posljednjih 35 godina Split je po popisu stanovništva izgubio 40 000 stanovnika, dok se u istom periodu izgradilo otprilike 20 000 stanova.

Ovaj podatak govori nam da u Splitu ne bi trebao bit problem kupiti ili povoljno iznajmiti stan, a što znamo da nema veze s konstantnim rastom cijena kvadrata ili iznosa najamnina. Cijene stambenih kvadrata su došle do razina da i naši sugrađani s natprosječnim primanjima imaju problem kupiti stan, posebno uzimajući u obzir i veoma restriktivne prakse banaka kod odobravanja kredita.

Najveća potražnja za takvim stanovima uključuje mlade obitelji s djecom zbog čega oni odlaze u okolne gradove ili čak i u inozemstvo.

Rješenje koje je već iskušano u desetinama zemalja i gradova u Europi temelji se na konceptu gradnje stanova za dugoročni najam. Grad Split je nedavno obavijestio javnost da odustaje od sličnih projekta na svom području jer mu se ne “isplate”. Izračun tih neisplativih stanova nikad nije prezentiran pa je nejasno kakve brojeve je Grad uzeo u obzir.

Prijedlozi

Predlažemo da Grad prije svega izmjenama GUP-a iskoristi veći broj zemljišta u svom vlasništvu za gradnju stanova za najam, kao što smo nedavno predlagali za područje staklenika Parkova i nasada na Pazdigradu. Također smatramo da bi Grad trebao imati stalno otvoren poziv za kupnju zemljišta te proaktivan stav kod potrage za povoljnim lokacijama.
