Dok se, s jedne strane, mlade splitske obitelji u potrazi za jeftinijim stambenim kvadratima već godinama iseljavaju u Solin, Kaštela i Podstranu, što se i te kako vidi na stalnom padu broja stanovnika našega grada, istovremeno se intenzivna stanogradnja seli prema istoku, na Mejaše, Kilu i - Sirobuju.

Upravo u potonjem kvartu, desetljećima prepoznatljivom po bujanju naknadno legaliziranih obiteljskih kuća koje je pratila nejaka komunalna infrastruktura, tijekom posljednjih pet godina izgrađene su prve višestambene zgrade, uglavnom u zoni uz obilaznicu ispod Kitožera, jedne od uzvisina u nekadašnjem Splitskom polju.

No, ta priča ovih dana ide dalje, jer su u tijeku priprema gradilišta i prvi iskopi na zemljištu od oko 6000 četvornih metara, smještenom u "prvom redu" do jedne od najprometnijih cesta u državi, gdje će tvrtka "Family Nest" iza koje stoji poduzetnik Paško Rajčić, u sjeverozapadnoj "sjeni" nadvožnjaka prema Sirobuji izgraditi tri zgrade na objedinjenim parcelama koje je investitor otkupio od više dotadašnjih privatnih vlasnika.

Građevinska dozvola za taj projekt potvrđena je prije nepuna tri mjeseca, pa je spomenuti ulagač, široj javnosti poznat kao vlasnik tvrtki "Antonio trade" i "Jadro", ali još više po iznimno unosnoj prodaji gotovo 50 tisuća kvadrata terena na Brniku na kojem je izgrađen "City Center one", krenuo u još jedan nekretninski pothvat.

Ukupan broj stanova u planiranim objektima u prvom redu do obilaznice zasad nije poznat, ali je izgledno da bi se početna cijena četvornog metra prostora mogla kretati oko 2000 eura.

Nepunih dvjestotinjak metara prema sjeveroistoku, duž Trenkove ulice i prema trasi još uvijek neizgrađene dionice Vukovarske koja je, kao što je poznato, zapela upravo kod "Cityja", u pripremi je projekt "Cvit Kamena" s planirane četiri zgrade u nizu koje bi trebale imati ukupno 72 stana.

Kako najavljuju iz splitske investitorske tvrtke "Fuzija projekt", njihovi stambeni kvadrati na toj lokaciji, ukupne površine nepunih 4700 četvornih metara, prodavat će se po početnoj cijeni od znakovitih 1995 kvadrata.

Svaka zgrada imat će po pet etaža, a kupcima su ponuđeni stanovi čije se unutanje površine kreću od 29 kvadrata (garsonijera ili poslovni prostor), do gotovo 66 četvornih metara. Prostori na nadgrađima, da ne kažemo penthouseima na Sirobuji, planirani su na površinama unutarnjih dijelova od 40 do 82 kvadrata, pri čemu u ulagačkoj tvrtki naglašavaju da su svi - rezervirani.

Koliko god sve te lokacije izgledale naoko ne previše konkurentne u širem kontekstu gradskih kvartova, naravno zbog loše infrastrukture i "kozjih" puteva koji najčešće vode prema novogradnjama, te okruženja plastenika i preostalih poljoprivrednih površina, ponovno se vraćamo na financijski aspekt koji, sasvim razumljivo, kod mnogih potencijalnih kupaca ruši sve prepreke.

Jer, kako će vam reći mnogi, stan u Splitu je stan u Splitu, pa makar, bez podcjenjivanja, bio na - Sirobuji.

Dok se, s jedne strane, mlade splitske obitelji u potrazi za jeftinijim stambenim kvadratima već godinama iseljavaju u Solin, Kaštela i Podstranu, što se i te kako vidi na stalnom padu broja stanovnika našega grada, istovremeno se intenzivna stanogradnja seli prema istoku, na Mejaše, Kilu i - Sirobuju.

Upravo u potonjem kvartu, desetljećima prepoznatljivom po bujanju naknadno legaliziranih obiteljskih kuća koje je pratila nejaka komunalna infrastruktura, tijekom posljednjih pet godina izgrađene su prve višestambene zgrade, uglavnom u zoni uz obilaznicu ispod Kitožera, jedne od uzvisina u nekadašnjem Splitskom polju.

No, ta priča ovih dana ide dalje, jer su u tijeku priprema gradilišta i prvi iskopi na zemljištu od oko 6000 četvornih metara, smještenom u "prvom redu" do jedne od najprometnijih cesta u državi, gdje će tvrtka "Family Nest" iza koje stoji poduzetnik Paško Rajčić, u sjeverozapadnoj "sjeni" nadvožnjaka prema Sirobuji izgraditi tri zgrade na objedinjenim parcelama koje je investitor otkupio od više dotadašnjih privatnih vlasnika.

Građevinska dozvola za taj projekt potvrđena je prije nepuna tri mjeseca, pa je spomenuti ulagač, široj javnosti poznat kao vlasnik tvrtki "Antonio trade" i "Jadro", ali još više po iznimno unosnoj prodaji gotovo 50 tisuća kvadrata terena na Brniku na kojem je izgrađen "City Center one", krenuo u još jedan nekretninski pothvat.

Ukupan broj stanova u planiranim objektima u prvom redu do obilaznice zasad nije poznat, ali je izgledno da bi se početna cijena četvornog metra prostora mogla kretati oko 2000 eura.

Nepunih dvjestotinjak metara prema sjeveroistoku, duž Trenkove ulice i prema trasi još uvijek neizgrađene dionice Vukovarske koja je, kao što je poznato, zapela upravo kod "Cityja", u pripremi je projekt "Cvit Kamena" s planirane četiri zgrade u nizu koje bi trebale imati ukupno 72 stana.

Kako najavljuju iz splitske investitorske tvrtke "Fuzija projekt", njihovi stambeni kvadrati na toj lokaciji, ukupne površine nepunih 4700 četvornih metara, prodavat će se po početnoj cijeni od znakovitih 1995 kvadrata.

Svaka zgrada imat će po pet etaža, a kupcima su ponuđeni stanovi čije se unutanje površine kreću od 29 kvadrata (garsonijera ili poslovni prostor), do gotovo 66 četvornih metara. Prostori na nadgrađima, da ne kažemo penthouseima na Sirobuji, planirani su na površinama unutarnjih dijelova od 40 do 82 kvadrata, pri čemu u ulagačkoj tvrtki naglašavaju da su svi - rezervirani.

Koliko god sve te lokacije izgledale naoko ne previše konkurentne u širem kontekstu gradskih kvartova, naravno zbog loše infrastrukture i "kozjih" puteva koji najčešće vode prema novogradnjama, te okruženja plastenika i preostalih poljoprivrednih površina, ponovno se vraćamo na financijski aspekt koji, sasvim razumljivo, kod mnogih potencijalnih kupaca ruši sve prepreke.

Jer, kako će vam reći mnogi, stan u Splitu je stan u Splitu, pa makar, bez podcjenjivanja, bio na - Sirobuji.
