Stranci će od prvog srpnja konačno u Hrvatskoj moći kupovati poljoprivredno zemljište. Nema sumnje da će za njim vladati popriličan interes, uzme li se u obzir činjenica da su oranice u Baranji i zapadnom Srijemu, po svom morfološkom sastavu, među najkvalitetnijima na svijetu, a obradive površine i dalje najjefitinije u Europskoj uniji.
Dakle, istječe moratorij na prodaju poljoprivrednog zemljišta stranim državljanima i pravnim subjektima, koji je sa sedam na deset godina bio produžen na zahtjev Hrvatske Europskoj komisiji za produljenje ograničenja, te je realno očekivati pojačani interes za kupovinu kvalitetne plodne zemlje. Takve je najviše u istočnoj Slavoniji, a od potpune rasprodaje mogla bi nas spasiti činjenica da je najveći dio poljoprivrednog zemljišta u vlasništvu države koja ga je dala u dugoročni zakup zainteresiranim proizvođačima hrane. Riječ je o ugovorima koji u prosjeku traju od trideset do pedeset godina.
Poljoprivredni stručnjaci smatraju da će stranci tražiti isključivo velika obradiva zemljišta, na kojima mogu razviti ozbiljniju proizvodnju na tržištu traženih kultura, a to su površine od deset do tisuću hektara.
Moratorij na prodaju poljoprivrednog zemljišta strancima, imao je cilj amortizirati moguće negativne posljedice iznenadnog otvaranja tržišta državnoga poljoprivrednog zemljišta u Hrvatskoj zbog velikih razlika u cijenama zemljišta i kupovnoj moći naših poljoprivrednika u odnosu na one iz bogatijih zemalja članica Europske unije.
Problemi s kojima se Hrvatska susreće kad je poljoprivredno zemljište u pitanju su: nesređeni katastri i zemljišne knjige, te područja koja su još sumnjiva zbog nekadašnjih ratnih djelovanja i činjenice da su sukobljene strane minirale određene područja, najčešće na linijama razdvajanja. Veliki problem je i usitnjenost parcela, naročito u Dalmaciji.
Činjenica je da povrat zemljišta, oduzetog od komunističkih vlasti nakon Drugog svjetskog rata, još uvijek nije do kraja riješen i da mnogi predmeti čekaju u sudskim ladicama, na neki način priječi rasprodaju obiteljskog srebra. No, zato će ga oni koji budu imali imovinski uredno poljoprivredno zemljište, moći bez problema skupo prodati strancima jer će oni nuditi kudikamo veće cijene po metru četvornom, nego što je sada slučaj.
Do sada su stranci u Hrvatskoj kupovali poljoprivredno zemljište tako da su ovdje osnivali tvrtke.

Stranci će od prvog srpnja konačno u Hrvatskoj moći kupovati poljoprivredno zemljište. Nema sumnje da će za njim vladati popriličan interes, uzme li se u obzir činjenica da su oranice u Baranji i zapadnom Srijemu, po svom morfološkom sastavu, među najkvalitetnijima na svijetu, a obradive površine i dalje najjefitinije u Europskoj uniji.
Dakle, istječe moratorij na prodaju poljoprivrednog zemljišta stranim državljanima i pravnim subjektima, koji je sa sedam na deset godina bio produžen na zahtjev Hrvatske Europskoj komisiji za produljenje ograničenja, te je realno očekivati pojačani interes za kupovinu kvalitetne plodne zemlje. Takve je najviše u istočnoj Slavoniji, a od potpune rasprodaje mogla bi nas spasiti činjenica da je najveći dio poljoprivrednog zemljišta u vlasništvu države koja ga je dala u dugoročni zakup zainteresiranim proizvođačima hrane. Riječ je o ugovorima koji u prosjeku traju od trideset do pedeset godina.
Poljoprivredni stručnjaci smatraju da će stranci tražiti isključivo velika obradiva zemljišta, na kojima mogu razviti ozbiljniju proizvodnju na tržištu traženih kultura, a to su površine od deset do tisuću hektara.
Moratorij na prodaju poljoprivrednog zemljišta strancima, imao je cilj amortizirati moguće negativne posljedice iznenadnog otvaranja tržišta državnoga poljoprivrednog zemljišta u Hrvatskoj zbog velikih razlika u cijenama zemljišta i kupovnoj moći naših poljoprivrednika u odnosu na one iz bogatijih zemalja članica Europske unije.
Problemi s kojima se Hrvatska susreće kad je poljoprivredno zemljište u pitanju su: nesređeni katastri i zemljišne knjige, te područja koja su još sumnjiva zbog nekadašnjih ratnih djelovanja i činjenice da su sukobljene strane minirale određene područja, najčešće na linijama razdvajanja. Veliki problem je i usitnjenost parcela, naročito u Dalmaciji.
Činjenica je da povrat zemljišta, oduzetog od komunističkih vlasti nakon Drugog svjetskog rata, još uvijek nije do kraja riješen i da mnogi predmeti čekaju u sudskim ladicama, na neki način priječi rasprodaju obiteljskog srebra. No, zato će ga oni koji budu imali imovinski uredno poljoprivredno zemljište, moći bez problema skupo prodati strancima jer će oni nuditi kudikamo veće cijene po metru četvornom, nego što je sada slučaj.
Do sada su stranci u Hrvatskoj kupovali poljoprivredno zemljište tako da su ovdje osnivali tvrtke.
