U Njemačkoj bi se kriza s nedostatkom stanova mogla ublažiti pretvaranjem uredskog prostora u stanove, javlja javni servis ARD u ponedjeljak.
"U Njemačkoj bi se do 2025. prenamjenom moglo doći do 20.000 novih stanova jer mnogi uredski kompleksi stoje prazni bez izgleda na ponovno iznajmljivanje", kaže Helge Scheunemann iz tvrtke za prodaju nekretnina JLL za ARD.
On je ukazao na primjer financijske metropole Frankfurt na Majni gdje je već nekoliko nebodera s uredima preuređeno u objekte sa stanovima.
"U Frankfurtu su rano počeli s prenamjenom jer objekti sa stanovima donose veće prihode od objekta s uredima za kojima, za razliku od stanova, već godinama postoji smanjena potražnja", kaže stručnjak za nekretnine.
On je međutim rekao kako prenamjena klasičnih ureda, za kojima od pandemije koronavirusa i pojačanog rada od kuće postoji sve manja potreba, neće moći riješiti problem drastičnog nedostatka stanova nego se samo radi o "koraku u pravom smjeru".
Prema studiji Pestel Instituta iz Hannovera trenutno Njemačkoj nedostaje 700.000 stanova što je najveći nedostatak stambenog prostora u posljednjih 20 godina.
Najveća nestašica vlada u velikim gradovima gdje je nedostatak stambenog prostora postao veliki problem za gospodarstvo koje sve teže pronalazi smještaj za stručnu radnu snagu.
Nedostatak stanova se povezuje s dolaskom velikog broja izbjeglica ali i useljenika za potrebe tržišta rada kao i drastičnim padom gradnje novih stanova.
Zastoj u sektoru stanogradnje je nastao s porastom kamata, nedostatkom radne snage i porastom cijena građevnog materijala.
Daljnji problem na njemačkom tržištu nekretnina je i drastičan porast stanarina zbog čega je vladajuća Socijaldemokratska stranka Njemačke (SPD) najavila mjere koje bi ograničile porast stanarina na tri godine.
Pritom stanarina ne bi smjela biti više od prosjeka za određeno stambeno područje.
Koalicijski partner SPD-a na saveznoj razini, Liberalno-demokratska stranka (FDP) se žestoko usprotivio tim planovima.
"SPD bi se trebao radije koncentrati na to kako ponovno stvoriti impulse za građevinu da ulaže u stanogradnju", rekao je glasnogovornik FDP-a za stambenu politiku Daniel Froest i dodao kako je "dovoljno stanova na tržištu najbolja zaštita za stanare".

U Njemačkoj bi se kriza s nedostatkom stanova mogla ublažiti pretvaranjem uredskog prostora u stanove, javlja javni servis ARD u ponedjeljak.
"U Njemačkoj bi se do 2025. prenamjenom moglo doći do 20.000 novih stanova jer mnogi uredski kompleksi stoje prazni bez izgleda na ponovno iznajmljivanje", kaže Helge Scheunemann iz tvrtke za prodaju nekretnina JLL za ARD.
On je ukazao na primjer financijske metropole Frankfurt na Majni gdje je već nekoliko nebodera s uredima preuređeno u objekte sa stanovima.
"U Frankfurtu su rano počeli s prenamjenom jer objekti sa stanovima donose veće prihode od objekta s uredima za kojima, za razliku od stanova, već godinama postoji smanjena potražnja", kaže stručnjak za nekretnine.
On je međutim rekao kako prenamjena klasičnih ureda, za kojima od pandemije koronavirusa i pojačanog rada od kuće postoji sve manja potreba, neće moći riješiti problem drastičnog nedostatka stanova nego se samo radi o "koraku u pravom smjeru".
Prema studiji Pestel Instituta iz Hannovera trenutno Njemačkoj nedostaje 700.000 stanova što je najveći nedostatak stambenog prostora u posljednjih 20 godina.
Najveća nestašica vlada u velikim gradovima gdje je nedostatak stambenog prostora postao veliki problem za gospodarstvo koje sve teže pronalazi smještaj za stručnu radnu snagu.
Nedostatak stanova se povezuje s dolaskom velikog broja izbjeglica ali i useljenika za potrebe tržišta rada kao i drastičnim padom gradnje novih stanova.
Zastoj u sektoru stanogradnje je nastao s porastom kamata, nedostatkom radne snage i porastom cijena građevnog materijala.
Daljnji problem na njemačkom tržištu nekretnina je i drastičan porast stanarina zbog čega je vladajuća Socijaldemokratska stranka Njemačke (SPD) najavila mjere koje bi ograničile porast stanarina na tri godine.
Pritom stanarina ne bi smjela biti više od prosjeka za određeno stambeno područje.
Koalicijski partner SPD-a na saveznoj razini, Liberalno-demokratska stranka (FDP) se žestoko usprotivio tim planovima.

Njemačka u potrazi za rješenjem stambenog problema - misli prazne urede pretvoriti u stanove!

U Njemačkoj bi se kriza s nedostatkom stanova mogla ublažiti pretvaranjem uredskog prostora u stanove, javlja javni servis ARD u ponedjeljak.
"U Njemačkoj bi se do 2025. prenamjenom moglo doći do 20.000 novih stanova jer mnogi uredski kompleksi stoje prazni bez izgleda na ponovno iznajmljivanje", kaže Helge Scheunemann iz tvrtke za prodaju nekretnina JLL za ARD.
On je ukazao na primjer financijske metropole Frankfurt na Majni gdje je već nekoliko nebodera s uredima preuređeno u objekte sa stanovima.
"U Frankfurtu su rano počeli s prenamjenom jer objekti sa stanovima donose veće prihode od objekta s uredima za kojima, za razliku od stanova, već godinama postoji smanjena potražnja", kaže stručnjak za nekretnine.
On je međutim rekao kako prenamjena klasičnih ureda, za kojima od pandemije koronavirusa i pojačanog rada od kuće postoji sve manja potreba, neće moći riješiti problem drastičnog nedostatka stanova nego se samo radi o "koraku u pravom smjeru".
Prema studiji Pestel Instituta iz Hannovera trenutno Njemačkoj nedostaje 700.000 stanova što je najveći nedostatak stambenog prostora u posljednjih 20 godina.
Najveća nestašica vlada u velikim gradovima gdje je nedostatak stambenog prostora postao veliki problem za gospodarstvo koje sve teže pronalazi smještaj za stručnu radnu snagu.
Nedostatak stanova se povezuje s dolaskom velikog broja izbjeglica ali i useljenika za potrebe tržišta rada kao i drastičnim padom gradnje novih stanova.
Zastoj u sektoru stanogradnje je nastao s porastom kamata, nedostatkom radne snage i porastom cijena građevnog materijala.
Daljnji problem na njemačkom tržištu nekretnina je i drastičan porast stanarina zbog čega je vladajuća Socijaldemokratska stranka Njemačke (SPD) najavila mjere koje bi ograničile porast stanarina na tri godine.
Pritom stanarina ne bi smjela biti više od prosjeka za određeno stambeno područje.
Koalicijski partner SPD-a na saveznoj razini, Liberalno-demokratska stranka (FDP) se žestoko usprotivio tim planovima.
