Nova godina donijela nam je novu valutu i ušli smo u Schengen, ujedno su najavljene nove, veće kamate na stambene kredite što će se sigurno odraziti na stanje na tržištu nekretnina.

- Što se tiče prelaska na euro ništa se nije promijenilo to je već ukalkulirano u cijene koje imamo danas. To se vidi po tome što smo imali 36 posto stranaca koji su kupili nekretnine u Hrvatskoj i to je ono što se aludira da kada pređemo na euro da će se to odraziti na cijene, rekao je za emisiju HRT-a Dobro jutro, Hrvatska  Boro Vujović, vlasnik agencije za promet nekretninama.

- Činjenica je da smo prošle godine imali rekordan rast i s obzirom na ono što sada vidimo na tržištu realno je očekivati da se taj rast zaustavi, dodao je.

Kod kredita nije bilo pretjeranih razlika prije Nove godine i poslije, ciklus stambenih kredita se nastavlja. 

- Nastavlja se ciklus normalno samo se pričekalo da se napravi konverzija u euro. Dogodilo se to da više nemamo kredite uz valutnu klauzulu nego samo u eurima i neke stvari su se čak i pojednostavnile, kazao je Hrvoje Travnikar, financijski stručnjak

Ali promjena ipak ima, dogodio se rast kamatnih stopa. 

- Nije se dogodio taj ogroman rast nego se u Hrvatskoj dogodio ipak neki manji rast. Trenutačno govorimo o nekih 0,5 ili 0,75 posto da su se u prosjeku povećale kamatne stope recimo na stambene kredite, istaknuo je Travnikar. 

Najviše stranih kupaca nekretnina dolazi s njemačkih, austrijskih i slovenskih tržišta gdje je kriza sada i više nego prisutna, naglasio je Vujović. 

- Tamo su tržišta nekretnina u zastoju s obzirom na puno veći rast kamatnih stopa i u nekom narednom periodu ne očekujemo neki veliki boom stranaca koji bi došli i kupili više nego što je to u ovom trenutku, rekao je Vujović. 

Uskoro stiže i novi APN kredit. 

- Mi predviđamo da će biti isti uvjeti kao prošle godine i da se ništa neće mijenjati te stiže otprilike u istom terminu kao prošle godine to je sredina ožujka, rekao je Travnikar. 

Povećanje kamatnih stopa i uvođenje eura ne bi se trebali imati veliki utjecaj za investitore u Zagrebu. 

-  Novogradnja je uvijek tražena, potražnja za stanovima je i dalje veća od same ponude tako da mi u Zagrebu to nećemo osjetiti, možda je to više vezano za obalu i ostatak Hrvatske, kazao je Marijan Vidmar građevinski poduzetnik.

Rasle su cijene kvadratnog metra stana, a isto tako i cijene građevinskog materijala. 

- Sada se zadnjih 6 mjeseci to stabiliziralo i cijena materijala stagnira. Čini mi se da do nekog osjetnog pada cijena neće doći, a ako dođe onda će se naravno i kvadrati stanova smanjiti, istaknuo je Vidmar. 

Potražnja za stanovima u ovom trenutku puno je veća nego ponuda. 

- Kredit se danas isplati, za razliku od razdoblja prije 10-15 godina, kada su cijene kvadrata bile nešto niže, ukupna cijena stana koju plaćate s kreditom danas ispada 40 posto jeftinija pa čak i uz ovaj porast cijene kvadrata, rekao je Travnikar za HRT.

Nova godina donijela nam je novu valutu i ušli smo u Schengen, ujedno su najavljene nove, veće kamate na stambene kredite što će se sigurno odraziti na stanje na tržištu nekretnina.

- Što se tiče prelaska na euro ništa se nije promijenilo to je već ukalkulirano u cijene koje imamo danas. To se vidi po tome što smo imali 36 posto stranaca koji su kupili nekretnine u Hrvatskoj i to je ono što se aludira da kada pređemo na euro da će se to odraziti na cijene, rekao je za emisiju HRT-a Dobro jutro, Hrvatska  Boro Vujović, vlasnik agencije za promet nekretninama.

- Činjenica je da smo prošle godine imali rekordan rast i s obzirom na ono što sada vidimo na tržištu realno je očekivati da se taj rast zaustavi, dodao je.

Kod kredita nije bilo pretjeranih razlika prije Nove godine i poslije, ciklus stambenih kredita se nastavlja. 

- Nastavlja se ciklus normalno samo se pričekalo da se napravi konverzija u euro. Dogodilo se to da više nemamo kredite uz valutnu klauzulu nego samo u eurima i neke stvari su se čak i pojednostavnile, kazao je Hrvoje Travnikar, financijski stručnjak

Ali promjena ipak ima, dogodio se rast kamatnih stopa. 

- Nije se dogodio taj ogroman rast nego se u Hrvatskoj dogodio ipak neki manji rast. Trenutačno govorimo o nekih 0,5 ili 0,75 posto da su se u prosjeku povećale kamatne stope recimo na stambene kredite, istaknuo je Travnikar. 

Najviše stranih kupaca nekretnina dolazi s njemačkih, austrijskih i slovenskih tržišta gdje je kriza sada i više nego prisutna, naglasio je Vujović. 

- Tamo su tržišta nekretnina u zastoju s obzirom na puno veći rast kamatnih stopa i u nekom narednom periodu ne očekujemo neki veliki boom stranaca koji bi došli i kupili više nego što je to u ovom trenutku, rekao je Vujović. 

Uskoro stiže i novi APN kredit. 

- Mi predviđamo da će biti isti uvjeti kao prošle godine i da se ništa neće mijenjati te stiže otprilike u istom terminu kao prošle godine to je sredina ožujka, rekao je Travnikar. 

Povećanje kamatnih stopa i uvođenje eura ne bi se trebali imati veliki utjecaj za investitore u Zagrebu. 

-  Novogradnja je uvijek tražena, potražnja za stanovima je i dalje veća od same ponude tako da mi u Zagrebu to nećemo osjetiti, možda je to više vezano za obalu i ostatak Hrvatske, kazao je Marijan Vidmar građevinski poduzetnik.

Rasle su cijene kvadratnog metra stana, a isto tako i cijene građevinskog materijala. 

- Sada se zadnjih 6 mjeseci to stabiliziralo i cijena materijala stagnira. Čini mi se da do nekog osjetnog pada cijena neće doći, a ako dođe onda će se naravno i kvadrati stanova smanjiti, istaknuo je Vidmar. 

Potražnja za stanovima u ovom trenutku puno je veća nego ponuda. 

- Kredit se danas isplati, za razliku od razdoblja prije 10-15 godina, kada su cijene kvadrata bile nešto niže, ukupna cijena stana koju plaćate s kreditom danas ispada 40 posto jeftinija pa čak i uz ovaj porast cijene kvadrata, rekao je Travnikar za HRT.

Nova godina donijela nam je novu valutu i ušli smo u Schengen, ujedno su najavljene nove, veće kamate na stambene kredite što će se sigurno odraziti na stanje na tržištu nekretnina.

- Što se tiče prelaska na euro ništa se nije promijenilo to je već ukalkulirano u cijene koje imamo danas. To se vidi po tome što smo imali 36 posto stranaca koji su kupili nekretnine u Hrvatskoj i to je ono što se aludira da kada pređemo na euro da će se to odraziti na cijene, rekao je za emisiju HRT-a Dobro jutro, Hrvatska  Boro Vujović, vlasnik agencije za promet nekretninama.

- Činjenica je da smo prošle godine imali rekordan rast i s obzirom na ono što sada vidimo na tržištu realno je očekivati da se taj rast zaustavi, dodao je.
