Okončan je moratorij za prodaju državnog poljoprivrednog zemljišta strancima, što ujedno znači da se na natječaj za raspolaganje državnim parcelama ravnopravno mogu javiti i domaći i furesti. No, kakvo je stanje na terenu kad je riječ o poljoprivrednom zemljištu, ponajbolje zna direktor agencije MURI Nekretnine s Pelješca, Damir Đuračić.

- Na Pelješcu je dosta veća potražnja za građevinskim zemljištima, nego za poljoprivrednim. Poljoprivrednih ima u ponudi i to su – od cijelih ‘komada‘ brda, ‘prvi red‘ do mora do malih maslinika, vinograda tako da cijene variraju od jednog do 20 eura. Što se tiče moratorija, to neće utjecati dovoljno, možda čak nimalo jer ako su i prije bili neki ozbiljni kupci oni su mogli to napraviti na takav način da se osnuje firma, d.o.o. i preko d.o.o. su se mogli prijaviti na natječaje za zakup ili za najam takvih tipova zemljišta. Imamo dosta potraživanja za građevinskim zemljištima iz Hrvatske. Pelješac je postao dosta atraktivan i smještaj je malo u deficitu, dosta je povoljna situacija za investirati. Tko se sad uputi u gradnju, donekle se od iznajmljivanja može vraćati kredit tako da je to ljudima dosta atraktivno i zato se sve više i više traže građevinska zemljišta jer praktički novogradnje nemamo baš previše, odnosno, nemamo skoro ništa. Imamo nešto - u Orebiću i oko Sresera se nešto gradi, ali na području Stona skoro ništa, sve se to tek pokrenulo je očekujemo da bi neki ‘bum‘ trebao biti kroz par godina i da bi trebali imati dosta i vila i kuća koje bi se trebale graditi jer interesa ima, ljudima je jako zanimljivo, kaže sugovornik koji dodaje:

- Cijena građevinskog zemljišta ovisi o cijeni i veličini, dosta ljudi kupuje na budžet, što znači da netko ima do 100 tisuća eura i njemu ne znači hoće li to zemljište biti površine 500 ili 700 metara kvadratnih jer imate koeficijent izgradivosti i prema tome ljudi mjere kakav tip i koliku nekretninu žele. Malo tko će kupiti zemljište od tisuću kvadrata pa napraviti kuću od 100 metara kvadratnih. Ako je kupovina investicijske prirode, novi vlasnik ima dosta viška zemljišta koje je platio jako skupo, od 100 do 150 eura po metru kvadratnom, tako da su najtraženije parcele od 500 do 700 metara kvadratnih jer je to idealno za izgradnju, za napraviti jedan turistički objekt. Interes je podjednak za cijeli Pelješac, kako idete prema kraju Pelješca, ima novogradnje, rade se stanovi, već se to ‘kuha‘, a oko Stona je sad krenulo, pojašnjava Đuračić.

Pelješac privlači i poznate. Nedavno je odjeknula vijest kako je i popularni bosanskohercegovački pjevač Halid Bešlić kupio zemlju na Pelješcu te da planira izgraditi vilu.

- Pelješac je zanimljiv pojedincima višeg socio-ekonomskog statusa iz Bosne i Hercegovine i oni su tu kupili svoje nekretnine. Manuel Neuer dolazi u Trpanj svake godine, imate jako puno poznatih odvjetnika, pjevača... Dosta ljudi traži svoju nekretninu na Pelješcu zato što još nije iskomercijalizirano. Za neku dobru cijenu moguće je napraviti jako dobru nekretninu, a opet je dosta mirno i pitomo, nije prenapučeno... Kontaktiraju nas mnogi, svega zanimljivog ima, mogu tako reći da surađujemo s jednim nogometašem iz Dinama, govori Đuračić.

Izgradnja pristupne ceste i Pelješkog mosta sigurno je pospješila ovaj interes, ali se sve to ‘kuha‘ već dulje vrijeme. Poluotok se, prema riječima sugovornika, godinama kontinuirano razvija.

- Na razini globalnog tržišta nekretnina očekuje se pad cijena, to se već događa u Europi, a analitičari kažu da će se to preliti i na tržište Zagreba i većih hrvatskih gradova. Što se tiče juga Hrvatske, ovdje je tržište dosta stabilno i mikrolokalitet, Pelješac sam po sebi, on se iz godine u godinu kontinuirano razvija tako da uopće nemamo brige da će nas to previše zahvatiti. Već par godina unazad nam je potražnja znatno veća od ponude pa vjerujem da će se taj trend nastaviti. Jer, u velikim gradovima se potražnja i ponuda donekle prate jer se gradi dosta toga i to diktira cijenu, a onda kad padne potražnja, drastično padaju i cijene nekretnina, zaključuje Đuračić.

Okončan je moratorij za prodaju državnog poljoprivrednog zemljišta strancima, što ujedno znači da se na natječaj za raspolaganje državnim parcelama ravnopravno mogu javiti i domaći i furesti. No, kakvo je stanje na terenu kad je riječ o poljoprivrednom zemljištu, ponajbolje zna direktor agencije MURI Nekretnine s Pelješca, Damir Đuračić.

- Na Pelješcu je dosta veća potražnja za građevinskim zemljištima, nego za poljoprivrednim. Poljoprivrednih ima u ponudi i to su – od cijelih ‘komada‘ brda, ‘prvi red‘ do mora do malih maslinika, vinograda tako da cijene variraju od jednog do 20 eura. Što se tiče moratorija, to neće utjecati dovoljno, možda čak nimalo jer ako su i prije bili neki ozbiljni kupci oni su mogli to napraviti na takav način da se osnuje firma, d.o.o. i preko d.o.o. su se mogli prijaviti na natječaje za zakup ili za najam takvih tipova zemljišta. Imamo dosta potraživanja za građevinskim zemljištima iz Hrvatske. Pelješac je postao dosta atraktivan i smještaj je malo u deficitu, dosta je povoljna situacija za investirati. Tko se sad uputi u gradnju, donekle se od iznajmljivanja može vraćati kredit tako da je to ljudima dosta atraktivno i zato se sve više i više traže građevinska zemljišta jer praktički novogradnje nemamo baš previše, odnosno, nemamo skoro ništa. Imamo nešto - u Orebiću i oko Sresera se nešto gradi, ali na području Stona skoro ništa, sve se to tek pokrenulo je očekujemo da bi neki ‘bum‘ trebao biti kroz par godina i da bi trebali imati dosta i vila i kuća koje bi se trebale graditi jer interesa ima, ljudima je jako zanimljivo, kaže sugovornik koji dodaje:

- Cijena građevinskog zemljišta ovisi o cijeni i veličini, dosta ljudi kupuje na budžet, što znači da netko ima do 100 tisuća eura i njemu ne znači hoće li to zemljište biti površine 500 ili 700 metara kvadratnih jer imate koeficijent izgradivosti i prema tome ljudi mjere kakav tip i koliku nekretninu žele. Malo tko će kupiti zemljište od tisuću kvadrata pa napraviti kuću od 100 metara kvadratnih. Ako je kupovina investicijske prirode, novi vlasnik ima dosta viška zemljišta koje je platio jako skupo, od 100 do 150 eura po metru kvadratnom, tako da su najtraženije parcele od 500 do 700 metara kvadratnih jer je to idealno za izgradnju, za napraviti jedan turistički objekt. Interes je podjednak za cijeli Pelješac, kako idete prema kraju Pelješca, ima novogradnje, rade se stanovi, već se to ‘kuha‘, a oko Stona je sad krenulo, pojašnjava Đuračić.

Pelješac privlači i poznate. Nedavno je odjeknula vijest kako je i popularni bosanskohercegovački pjevač Halid Bešlić kupio zemlju na Pelješcu te da planira izgraditi vilu.

- Pelješac je zanimljiv pojedincima višeg socio-ekonomskog statusa iz Bosne i Hercegovine i oni su tu kupili svoje nekretnine. Manuel Neuer dolazi u Trpanj svake godine, imate jako puno poznatih odvjetnika, pjevača... Dosta ljudi traži svoju nekretninu na Pelješcu zato što još nije iskomercijalizirano. Za neku dobru cijenu moguće je napraviti jako dobru nekretninu, a opet je dosta mirno i pitomo, nije prenapučeno... Kontaktiraju nas mnogi, svega zanimljivog ima, mogu tako reći da surađujemo s jednim nogometašem iz Dinama, govori Đuračić.

Izgradnja pristupne ceste i Pelješkog mosta sigurno je pospješila ovaj interes, ali se sve to ‘kuha‘ već dulje vrijeme. Poluotok se, prema riječima sugovornika, godinama kontinuirano razvija.

- Na razini globalnog tržišta nekretnina očekuje se pad cijena, to se već događa u Europi, a analitičari kažu da će se to preliti i na tržište Zagreba i većih hrvatskih gradova. Što se tiče juga Hrvatske, ovdje je tržište dosta stabilno i mikrolokalitet, Pelješac sam po sebi, on se iz godine u godinu kontinuirano razvija tako da uopće nemamo brige da će nas to previše zahvatiti. Već par godina unazad nam je potražnja znatno veća od ponude pa vjerujem da će se taj trend nastaviti. Jer, u velikim gradovima se potražnja i ponuda donekle prate jer se gradi dosta toga i to diktira cijenu, a onda kad padne potražnja, drastično padaju i cijene nekretnina, zaključuje Đuračić.
